LAND AT BICKNOR FARM

Welcome

  • Welcome to our public consultation website, where you can view our emerging proposals for the residential development on Land at Bicknor Farm, Sutton Road, Maidstone.
  • The site is allocated for residential development within the Local Plan under Policy LPRSA172 ‘Land North of Sutton Road’.
  • The proposals are being prepared ahead of submitting an outline planning application to Maidstone Borough Council. The application will seek approval for the principle of residential development and detailed access design, with all other matters reserved for future consideration.
  • Our vision is to provide up to 125 much-needed private and affordable new homes and public open space through a landscape-led development that seeks to respond to its local context and integrate seamlessly into the surrounding area, including Monchelsea Park.

The Site

  • The 11-hectare site, currently comprises predominantly open grassland, interspersed with several clusters of mature trees. The site has existing pedestrian access from Sutton Road and Honey Lane.
  • The Grade II Listed Rumwood Court is located to the east of the site, but is separated from it by a mature bank of trees.
  • The site lies outside the Otham Conservation Area and falls outside any zone of flood risk.
  • The site is located within the urban confines of Maidstone and is served by an established pedestrian network. A footway on Sutton Road connects west to the Parkwood suburb of Maidstone and east to Langley village.
